South Florida’s workforce is being priced out. Teachers, nurses, first responders, and service professionals are leaving Broward County in record numbers because they can’t afford to live here.
The Tower Forum presents a powerhouse lineup of housing experts, each bringing decades of experience in policy, development, and community advocacy:
- Sandra Veszi Einhorn, Chair of the Florida Housing Finance Corporation, provides a statewide policy lens, detailing how the Corporation’s $400 million+ in annual funding supports workforce initiatives. Einhorn praised the Live Local Act’s tax incentives but called for expanded Sadowski Fund allocations to meet demand, noting that Florida needs 1.5 million additional affordable units by 2030.
- Rebecca McGuire, Ph.D., Vice President of United for Housing Initiatives at United Way Broward County, opens with a data-driven overview of the crisis. Drawing on her experience leading collaborative efforts to end homelessness and expand affordable housing, she emphasizes the role of nonprofits in bridging gaps left by market forces. "Workforce housing isn't just about bricks and mortar—it's about stability for families who keep our communities running," she stated, citing United Way's recent initiatives that have housed over 1,500 individuals through targeted programs.
- Mitch Rosenstein, Principal of Green Mills Group and subsidiaries, shares real-world perspectives on developing workforce housing projects. With a portfolio spanning mixed-income communities across Florida, Rosenstein will discuss challenges and opportunities, highlighting successful models like transit-oriented and public/private partnership developments that integrate affordable units without sacrificing quality.
- The discussion is moderated by Jack Seiler, Partner at Seiler, Sautter, Zaden, Rimes & Wahlbrink and former Mayor of Fort Lauderdale. Seiler’s deep municipal experience will guide a dynamic Q&A, pressing panelists on zoning reforms, employer-assisted housing, and the role of impact fees in deterring development.
